With proper documentation and processes it would be hard for a tenant to lie about damage and that I wasn't fixing something in need of repair. Also any withheld rent must be actually held somewhere, whether that is a bank account or under the tenant's mattress.
Usually about three weeks to five weeks. Most of the time the tenant is gone by the end of the month if I drop off a demand for rent and eviction notice on the 2nd of the month.

In NH landlords drop off eviction notices which give the tenant a week to leave the property. If they do not, that notice is then brought to the court house so a court date can be set.
Give them a demand and an eviction notice followed by a late fee. By the time you can process the demand and eviction notice at the court, they should have paid rent by then, if not, move forward with the eviction.
